Reno, Nevada has long been recognized as a strategic location for distribution and logistics. This 60 million square foot industrial market is experiencing substantial business expansion and job growth, and the expansion appears to be sustainable due to the area’s tax structure, location relative to the 11 western states and low cost of doing business.
As a result, UPC has acquires 108 acres within the Tahoe-Reno Industrial Center (“TRI”) which is located in Storey County, Nevada, approximately eleven miles east of the Reno-Sparks area on the I-80 freeway. TRI is a 15-minute drive from the Reno-Tahoe International Airport. The Union Pacific Railway and the Burlington Northern Santa Fe Railway tracks border the project on the north and serve selected areas of the project.
UPC’s business plan is to meet the market’s growing demand by building out this 108 acre parcel in four to six speculative and/or build to suit phases. Key to the success of this development is to build into the sweet spot of the Reno market – large, cross dock distribution buildings. As a result, UPC proposes an industrial business park per the following:
The buildings will be developed with the flexibility to attract both manufacturing and distribution users with divisibility to approximately 50,000 square feet. Building characteristics will include:

- 50’ x 50’ bay sizing
- 4,000 amp, 480/277 volt electrical service
- 75 psi ESFR fire protection system
- Dock high truck doors (min. 1/6,000 S.F.)
- 135’ deep truck staging area
- 60’ concrete trucking aprons
- Ample employee and trailer parking
- Single-ply roofing system
- Minimum 1% skylights on roof
